Design notes
Modern backyards are zoned with straight lines: a poured or large-format terrace, a rectangle of lawn, planting beds edged in steel or concrete and a fire feature set exactly on axis. Materials are limited to two or three, and lighting is low, warm and hidden in the hardscape.
What to look for
- How the space is zoned — dining, lounging, lawn, planting
- Sightlines from the back door to the furthest feature
- Layers of privacy: canopy, screening, structure
